     January – September 2015

As 2015 comes to an end and everyone is getting ready to bring in the New Year, it couldn’t be a more perfect time to reflect on the Lake Tahoe Real Estate market and how it compares to last year’s numbers. The following statistics are compiled from the 1st three quarters which range from January to September of this year compared to the 1st three quarters of last year in 2014.

South Lake Tahoe, CA 

  • Single Family Homes

    • Median Sales Price = $359,000
    • # of Sold Properties = 499
    • Average Days on the Market = 114

The Median Sales Price in 2014 was $359,500. That’s a 4% increase!

  • Condos

    • Median Sales Price = $262,500
    • # of Sold Properties = 64
    • Average Days on the Market = 174

The Median Sales Price in 2014 was $285,900, which decreased by 9% this year.

  • Lakefront Homes

    • Median Sales Price = $4,025,000
    • # of Sold Properties = 2
    • Average Days on the Market = 255

The Median Sales Price in 2014 was $3,847,500. That’s a 5% increase!

 

South Lake Tahoe, NV 

Single Family Homes

  • Median Sales Price = $745,000
  • # of Sold Properties = 69
  • Average Days on the Market = 187

The Median Sales Price in 2014 was $595,000. That’s a 25% increase!

CondosLake Tahoe Home Sales

  • Median Sales Price = $332,500
  • # of Sold Properties = 44
  • Average Days on the Market = 135

The Median Sales Price in 2014 was $310,000. That’s a 7% increase!

Lakefront Homes

  • Median Sales Price = $3,400,000
  • # of Sold Properties = 5
  • Average Days on the Market = 493

The Median Sales Price in 2014 was $5,022,500, which decreased by 32% this year.

 

Incline Village, NV 

Single Family Homes

  • Median Sales Price = $910,000
  • # of Sold Properties = 99
  • Average Days on the Market = 182

The Median Sales Price for 2014 was $999,000, which decreased by 9% this year.

Condos

  • Median Sales Price = $413,000
  • # of Sold Properties = 168
  • Average Days on the Market = 207

The Median Sales Price for 2014 was $425,000, which decreased by 3% this year.

Lakefront Homes

  • Median Sales Price = $2,625,000
  • # of Sold Properties = 2
  • Average Days on the Market = 89

The Median Sales Price for 2014 was $10,400,000, which decreased by 75% this year.   (Due to price point)

 

North Shore, CA 

Single Family Homes

  • Median Sales Price = $525,000
  • # of Sold Properties = 126
  • Average Days on the Market = 95

The Median Sales Price for 2014 was $515,000. That’s a 2% increase!

Condos

  • Median Sales Price = 329,500
  • # of Sold Properties = 53
  • Average Days on the Market = 58

The Median Sales Price for 2014 was $285,900. That’s a 15% increase!

Lakefront Homes

  • Median Sales Price = 4,200,000
  • # of Sold Properties = 9
  • Average Days on the Market = 213

The Median Sales Price for 2014 was $2,800,000. That’s a 50% increase!  (Due to price point)

 

West Shore, CA 

Single Family Homes

  • Median Sales Price = $540,500
  • # of Sold Properties = 84
  • Average Days on the Market = 122

The Median Sales Price for 2014 was $505,000. That’s a 7% increase!

Condos

  • Median Sales Price = $1,200,000
  • # of Sold Properties = 7
  • Average Days on the Market = 174

The Median Sales Price for 2014 was $530,000. That’s a 126% increase!   (Due to price point)

Lakefront Homes

  • Median Sales Price = $5,505,850
  • # of Sold Properties = 8
  • Average Days on the Market = 228

The Median Sales Price for 2014 was $3,373,172. That’s a 63% increase!   (Due to price point)
