Lake Tahoe Real Estate: Homes sold on the Nevada side of Lake Tahoe

homes for sale on nevada side of lake tahoeThere were 6 South Lake Tahoe Nevada homes that closed escrow during the first half of the month, from December 1 to 15, 2012.  During the same period in November there were 9 homes sold.  To date, 157 homes on the Nevada side of Lake Tahoe have closed escrow.  In 2011, there were 130 homes during the same time period. There is still a lot of interest in Lake Tahoe homes for sale.

Overall you will continue to see numbers at a stronger pace than in recent years because few homes are being listed each week and closed sales are having fairly strong numbers.

South Lake Tahoe Nevada Homes Sold

Here is a list that closed escrow during the first 15 days of December along with their neighborhood, selling price and asking price (in parenthesis):

As you can see aboe, there aren’t many short sales or foreclosures for sale in South Lake Tahoe.  I’ve told buyers that they need to look at traditional sales as there have been some good deals and there just aren’t many short sales and foreclosed homes for sale.  Many homes are now seeing at, or above, asking price offers, as was the case this week.

These numbers will paint a clear picture in homes for sale on the Nevada side of Lake Tahoe:

As I’ve been discussing recently, home sales are up and inventory is down, and these numbers show that sales are normally moving at an accelerating pace. 13 homes closed escrow in September of 2011 while 14 closed in September 2012.  In October of 2011, 22 homes and in 2012, 20  November of 2011 saw 6 homes close escrow while November of 2012 there were. 22. Since fewer homes are sold on the Nevada side of South Lake Tahoe the current trends of increased sales in California won’t be as obvious.

There are currently 173 condos and homes for sale in South Lake Tahoe, NV.  But, of that number, 34 homes are already in escrow. The homes in escrow range from $99,000 to $4,500,000.
