Lakefront:  Lakefront homes on both the California and Nevada side offer home owners the best amenity possible – A Fabulous View!  These homes are generally the Lake Tahoe homes with the highest value just because of the view.  Most of the homes will come with a beach and some even with a boat dock!

Lakeview:  Lakeview homes for sale in Lake Tahoe also offer the view that a lakefront home does, but they are located away from the shore. There is a fabulous home for sale in the Tahoe Keys which is on the water, and with a boat dock,  but priced like a lakeview home since it’s on the bay and not the actual lake.

Cabins:  Looking for a Tahoe cabin for sale?  You can find this type of home for sale in South Lake Tahoe in every neighborhood!  People all have different opinions of what a cabin looks like.  Check out my recent story about finding a cabin for sale in Lake Tahoe.  You can find A frames, small, large, foreclosures, short sales, low priced, high priced, on the lake, in the forest…you name it, you’ll find a Lake Tahoe cabin for sale in that category!

Condos/Townhomes:  When considering purchasing real estate in South Lake Tahoe and you don’t plan on using it as your primary residence, owning a condominium or townhome might be the choice for you.  Maintenance is lower, you don’t have to worry about your landscaping during times when you’re not in Lake Tahoe and snow removal may be included in your HOA. This townhome near Heavenly Valley Ski Resort is in a great location, especially if you’re a skier.  In the summer you’re just up the street from the lake!  A lakeview condo is also available.  Finding a home for sale in the Tahoe Keys is a great opportunity to enjoy Lake Tahoe, and a condo gives you the best of both worlds.

In the last 365 days there were 688 homes sold in South Lake Tahoe for an average selling price of $308,260.  The average time a Tahoe home for sale was on the market in the area was 167 days. Closed sales increased 3.9% this past year, and 24.2% the previous year.  This trend continues and we’re seeing more closed sales, more offers on houses and more interest in South Lake Tahoe real estate.  The supply of homes for sale dropped 16.1 % over the last year.  The same period over the previous year saw a decrease of 23.4%.  With fewer homes for sale, and an increase in closed sales and lower average prices, I predict our market is going to continue to be very active and that multiple offers on Tahoe homes for sale will continue.

We have also seen a decrease in South Lake Tahoe foreclosures and short sales on the market.  Foreclosures for sale dropped 21.7% from 46 to 36 and short sale homes dropped 60.2% from 83 to 33.  If it’s a good deal you’re looking for there is no time like the present to find a Tahoe home for sale to purchase.

Today there are 476 active listings of South Lake Tahoe real estate for sale (includes residential, land & commercial).  The areas with the most available Tahoe homes for sale are the Bijou neighborhood and the Tahoe Keys (both with 35), the Upper Truckee neighborhood (28) and Heavenly Valley (19).

In the last 365 days there were 686 homes sold in South Lake Tahoe.  You can now view these records every day on my website and find all information of home sales in Tahoe over the last year. Last month there were

In the Tahoe Keys there were 60 homes that sold last year for an average selling price of $635,541.  There were 60 closed sales over the last 12 months compared to 73 a year ago and 39 over the same period in 2009.  Currently there are 33 Tahoe Keys homes for sale, 2 of which are short sales and 1 is a foreclosure.

When looking at Lake Tahoe real estate figures for the Montgomery Estates neighborhood you’ll find there were 41 closed sales over the last year. This neighborhood has seen very consistent sales over the last 3 years, ranging from 36 to 38 homes sold.  In Montgomery Estates there are currently 16 homes for sale listed from $249,000 to $850,000.  Two of those Tahoe homes for sale are short sales and 1 is a foreclosure.

In January of 2012 there were 43 closed home sales.  Of these Tahoe homes sold, 9 were short sales, 21 were foreclosures and 13 were traditional sales.  In the same month of 2011, 48 homes sold where 11 were short sales, 10 were foreclosures and 27 were traditional.  January of 2010 had 41 closed sales, 10 of which were short sales, 10 foreclosures and the remaining 19 were traditional home sales.

I believe that the South Lake Tahoe real estate market is going to remain very strong because we’re seeing fewer homes for sale and motivated sellers of the homes that are for sale.  We saw a drop of 37.7% in foreclosed homes on the market in January from 53 to 33 in the South Lake Tahoe MLS area from the same period in 2011. There was a drop of 49.4% in the amount of short sales homes on the market from 83 to 42.  Even traditional homes for sale experienced a drop in quantity in January, dropping 15.7% from 369 to 311.  Brand new listings continue to drop.
