We are at the end of times where one could find a home or condo for sale in Lake Tahoe under the price of $200,000.  As of today there is just 1 (yes, one) home for sale in this range. If you use the search tool on my website the list will actually show 10 homes, but 9 of those are now in escrow!

Of the 124 homes for sale on the Nevada side, almost half (60) are over $1,000,000. Homes have been selling at a fast pace. 45 homes have sold so far in 2013, well above 2012’s 31 closed sales during the same period.  Coincidentally, there are also 45 homes on the Nevada side of South Lake Tahoe in escrow.

The 45 homes that have sold so far in 2013 range in selling price from $98,000 for a studio condo on the top of Kingsbury Grade to $24,995,000 for a lakefront estate.

The 45 homes in escrow range from $99,000 for a 1 bedroom condo at the top of Kingsbury to $11,995,000 for a lakefront retreat.

Lake Tahoe Nevada vs. Lake Tahoe California

We continue to see strong home sales on both sides of the state line in Lake Tahoe. There are more homes on the California side so one would correctly assume that there would be more homes for sale there as well.  As mentioned above, there are 124 homes for sale on the Nevada side and there are 149 for sale on the California side.  There are far more homes currently in escrow on the California side though….101!
