The California Association of Realtors came out with a report that says most buyers looking for luxury homes prefer hilltops over lakefront and oceanfront homes. The same report shows that 1% of buyers in this market prefer ski resort homes, 16% on golf courses, 9% in resort areas, 4% lakefront and 12% in mountain areas. You will notice that most of these categories fit homes in Lake Tahoe.
While these statistics may be true for the whole state, we see a different result in Lake Tahoe. Since homes in the basin can already qualify for being in the mountains, in a resort and ski area, what is the next most popular location for a home in Lake Tahoe?
Luxury Homes Sales in Lake Tahoe
In the first six months of 2014 there have been seven homes that sold for over $1,000,000 on the California side of South Lake Tahoe. Five where in the Tahoe Keys, one at Heavenly Valley and the other was a lake view home in Al Tahoe.
During the same time period on the Nevada side, 21 homes sold for $1,000,000 and over. Eight were lakefront, six were in Glenbrook, four had lakeviews and three were in the mountains without a lakeview. Glenbrook homes have the following type of locations to own in: golf course, lakefront, resort area, ski resort and mountains!
Lakefront Homes Price Point Puts Many Buyers into Other Categories
While many buyers want to buy a lakefront home in Lake Tahoe, their budget may put them into another category such as lakeview or “near the beach.”
Normally, Lakefront buyers must be willing to spend over $3,000,000 for a lakefront home.
Currently there are six lakefront homes for sale in South Lake Tahoe, CA, including one in the private Tahoe Meadows community where homes rarely come up for sale. On the Nevada side there are 25 lakefront homes and condos for sale.
