Kingsbury Grade – The Kingsbury neighborhoods refer to the housing on the way up the Kingsbury Grade (State Route 207) which starts on Highway 50 in the Stateline area.


Upper Kingsbury

Upper Kingsbury rests atop Nevada’s “claim” to the world-renowned Heavenly Valley Ski Resort.  And we do mean literally atop.  It’s downhill in either direction with Lake Tahoe to the West and the Carson Valley to the East.  This area is a blend of single-family homes ranging from small ranchers, townhomes, alpine chalets, cabins, condos, and magnificent estates.

Additionally, Many homes have spectacular views of Lake Tahoe or the magnificent Carson Valley. There is also an expansive community of condominiums and townhomes located just steps from the two Nevada lodges of the Heavenly Valley Ski Resort. The area became more desirable when Vail Resorts Management Company bought Heavenly. They invested millions of dollars in new high-speed lifts and premier facilities. Also, It’s as close to a true “Ski In / Ski Out” neighborhood as one will find in the South Lake Tahoe areas.

Lower Kingsbury

Towards the bottom of Kingsbury Grade, on the Lake Tahoe side, set amid the hills next to the lake is Lower Kingsbury. Lower Kingsbury is part of Lake Tahoe’s largest community.  Over 800 homes, the Kingsbury Grade area has 3 sections. Homes throughout span from the bottom of Lake Tahoe’s real estate market.  Stunning and expansive Lakeview homes are among the most breathtaking properties on the lake.

Also included in Lower Kingsbury is Granite Springs. Located on a few of Lower Kingsbury’s streets under Heavenly Mountain. Granite Springs homes are usually larger, newer and have greater value than other Lower Kingsbury Grade homes.
