The Upper Truckee neighborhood in South Lake Tahoe is spread along the base of Echo Summit on the north and south sides of Highway 50 near the Truckee River. This neighborhood is the farthest away from the Stateline area.

Homes in the Upper Truckee neighborhood vary from cabins to larger, newer vacation homes. Lots tend to be larger and many homes are newer than the typical South Lake Tahoe home. One reason for this is because of the Angora fire in the summer of 2007. On our website we have combined this area into one “Upper Truckee Neighborhood”, but you’ll find homes on the MLS listed as North Upper Truckee 1 and North Upper Truckee 2. These are great neighborhoods for a second home as well as a Vacation Home income property for those who want more of the mountain feel. This area gets more snow than others, since it is at a higher elevation and closer to where the storms roll in over Echo Summit. You’ll have great access to Sierra at Tahoe Ski Resort as well as Kirkwood and Heavenly Mountain Resorts. Some homes here are in the beautiful Angora Highlands area, which gives some homes sweeping views of Fallen Leaf Lake.
In the Upper Truckee neighborhoods, there were 57 closed sales over the last 12 months. Compare this to the previous 12-month figure of 51 (and 49 the prior year) and you’ll see that sales have remained strong, the median sales price of homes in this area over the last 12 months rose 41% from the previous year. The median for Upper Truckee 1 is $323,900 and $492,500 for Upper Truckee 2. The median sales price for the entire South Lake Tahoe area is $298,500. The number of closed sales rose but I foresee a larger increase in about 45 days when the homes sold this month close escrow.
The month’s supply of homes for sale in this area is much lower than the rest of the region. Even though new listings were up slightly, the number of homes has decreased. Popularity has increased as people enjoy the mountain forest views and the quiet atmosphere.
Currently, there are 14 homes for sale in the Upper Truckee neighborhoods ranging from $259,000 for a 3-bedroom cabin to $1,249,500 for a newer, 4-bedroom home with spectacular views.
