Lake Tahoe Neighborhood Highlight: Al Tahoe

Al Tahoe is a historic neighborhood in South Lake Tahoe, California in an area between Highway 50 and Lake Tahoe.   It was named after the builder and proprietor of the 1907 resort built in this area, Almerin “Al” Sprague. The resort has been gone since the 1960’s but the area is now home to a nice neighborhood grid of all types of housing as well as easy access to the lake and easy winter access.  Due to this easy access to Lake Tahoe, environmental projects have recently been completed here to protect the great clarity of the lake.

Lake Tahoe Real Estate in the Al Tahoe Neighborhood

Some homes in Al Tahoe are the small original cabins and chalets built in the 1900’s, while others have been updated, remodeled and some new construction and million dollar lakefront estates. In between, there are duplexes, triplexes, multi-family dwellings and small apartment buildings as well. Most of the homes in Al Tahoe are built on 5,000 square foot lots, but some homes are on double lots. Al Tahoe is still considered an affordable neighborhood in South Lake Tahoe.

The median sales price of homes in Al Tahoe hit the lowest in several years in October of 2012 when the 12-month average was $210,000.  Since then, sale prices have started to climb.  In April, 2013, the median was $385,881 for condos (up 66.9% in a year) and $245,000 for single-family residences (up 9.9%).  Sales have been strong in recent months as well. Between May 2012 and April 2013, 34 homes closed escrow, up 70% from the prior year period.  There are still homes for sale in Al Tahoe but a number of homes for sale are the lowest in a very long time. Currently, there are 15 homes and condos for sale here as well as 7 lots.

There are two city beaches in Al Tahoe (Lakeview Commons and Regan Beach) as well as a dog water park.  It’s a great place to walk and bike and enjoy the beauty of Lake Tahoe.
